Keystone Architecture was contracted to design a mixed use retail/apartment complex near the Levee area in West Lafayette, Indiana. The goal was to provide an economical, visually pleasing complex that related well to the surrounding existing development, while maintaining a classic look that would complement nearby Purdue University. The small and severely sloped site provided an additional challenge to this building's design.

The resulting building is a complex that provides over 14,000 square feet of available retail space on the first level (with an additional 5,000 square feet of utility and storage square footage in the partial basement) and over 14,500 square feet of apartment space on each of the remaining three levels. There are six different apartment plans, ranging from 775 square feet to 1,000 square feet, including three bedroom/two bath plans and two bedroom/two bath plans. The upper level apartments also have vaulted ceilings. Stone and brick veneer, arched windows and iron fixtures were used extensively to provide a more timeless look to the complex and to help give it a "village" type feel for the high level of foot traffic this area receives.

To provide parking needs for the apartment residents and the retail businesses, a two level parking garage wraps around the back and one side of the building. The upper level serves the apartment residents and is accessed from the hill behind the complex. The lower parking level is used primarily for the retail businesses, along with additional apartment parking, and is accessed from the street level. This parking design also accommodated the sloping site while maximizing the site's building square footage capacity.

The final building design maximizes its site and is a beautiful addition to the "Gateway" to West Lafayette and Purdue University.
