Cordogan Clark completed an Exterior Conditions Report detailing investigated results, and recommended design solutions for the exterior pre-cast structure, joints, and window walls of the Watterson Towers. We developed a multi-phased program to rehabilitate the interior and exterior for the residential towers. This work included the installation of a new fire protection system, upgrades to the mechanical and electrical systems, ADA compliance, new windows and comprehensive interior renovations.

While floor plans didn't change, nearly everything else did: Illinois State replaced all existing windows with high-performance windows and repaired exterior masonry. On the interior, all new furniture was provided along with remodeled bathrooms, added overhead lights, and added unique features to offer variety throughout the building. The buildings also received wireless technology. Other work included expansion of the sprinkler system, repairing the building's exterior, and insulating cross-tower breezeways to provide additional thermal comfort and save energy. The renovations were coordinated over a 30-month period to allow for continuous occupancy.
